VDS – Village Design Statement
Affordable Housing :
Housing, whether for rent, shared ownership or outright purchase, provided at a cost considered affordable in relation to incomes which are average or below average, or in relation to the price of general market housing.
AONB : Area of Outstanding Natural Beauty
An AONB is designated under the National Parks and Access to the Countryside Act 1949 for its outstanding landscape quality.
DDPD : Development Delivery Plan Document
These will replace the Local Plan and have the same status for decision-making. More than one DPD can be used to provide for the Development Plan at the local level. Types of DPDs include the Core Strategy, Site Specific Allocations and Area Action Plans.
Green Belt:
A policy and land use designation to retain areas of largely undeveloped, wild, or agricultural land surrounding or neighbouring urban areas.
A designation of land usually around cities and large built up areas. The designation aims to keep this land permanently open or largely undeveloped. The purposes of including land in the Green Belt are to:
- Check the unrestricted sprawl of large built up areas
- Prevent neighbouring towns from merging
- Safeguard the countryside from encroachment
- Preserve the setting and special character of historic towns
- Assist urban regeneration by encouraging the recycling of derelict and other urban land
Within the Green Belt there are two types of area defined on the Chiltern Local Plan:
GB4
– Rows of Dwellings in the Green Belt.
Within the GB4 area, the Chiltern District Local Plan Policy GB4 allows limited infilling – defined as ‘the construction of one or two dwelling(s) in a small gap in an existing row of dwellings and other substantial buildings which form an otherwise fully developed frontage to a road’.
GB5
– Green Belt Settlement
Within GB5 area the Chiltern Local Plan Policy GB5 allows limited infilling as defined in GB4 and the development of a small parcel of land which is defined as ‘land in existing authorised or established residential use which is totally or substantially enclosed by existing residential development, including dwellings and not just their curtilages’.
Local Plan:
The saved policies in the Chiltern District Adopted Local Plan. To be replaced by DDPD.
NPPF:
National Planning Policy Framework
The NPPF sets out the Government’s planning policies for England and how these are expected to be applied. It provides a framework within which local people and their accountable councils can produce their own distinctive local and neighbourhood plans, which reflect their needs and priorities of their communities.
Sheltered Housing:
Housing specifically for older and/or disabled people. Includes a block or group of houses with resident or visiting warden, and individual houses, bungalows and flats, which receive support from a mobile warden or pendant (emergency) alarm service.
