Great Missenden Village Association (GMVA) ask you to comment

The proposed development at the Station has gone to Planning and details are available here to view and to comment: Planning Application PL/21/0534/FA
The development involves the demolition of the car sales yard and the construction of two mixed use buildings with 37 residential apartments on the upper storeys, retail on the ground floor, and undercroft parking. There are also plans for enhancing the station forecourt.
The developer has met (virtually) with several local organisations. At the meeting with three representatives of GMVA the architect explained the project and we were impressed by his attention to detail and the thought he had put into making it fit with the local surroundings particularly as regards the heights. A bonus is that the development links to the ‘Consented Site’ (the large area to the rear of the old Red Lion) so that access to that development will be through the station, and not the High Street.
Apart from the drawings and Schedule of Accommodation, the key documents are:-
– The Design & Access Statement (in five parts)
– Statement of Community Involvement – under various headings, this provides analysis of sample quotes and comments from the Pre Submission Public Consultation, together with “Our Response” from the Developer and his team. This document also summarises issues raised in meetings with stakeholders, including the GMVA.
– Planning Statement
– Transport Assessment
– Ecological Impact Assessment Report
– Heritage Statement (The conclusion on p26 approves the development)
In principle, the GMVA Committee have been supportive of the development of this site but now that the planning documents are available, need to review them and then comment accordingly. Please do view the documents and comment as you wish. There is no Expiry of Consultation Date yet given, but it should be at least three weeks from 18 March (i.e. 8 April), possibly longer for an application of this size.
The GMVA committee needs to review the application very carefully. This plan has significant flaws such as the pedestrian crossing positioned dangerously close to the junction. Like may other poeple I am generally in support of redevelopment of this area, but it needs a better, more sympathetic, and less commercially driven plan than this one. I have just read the consultation report in the planning application. Virtually all of the community comments have been completely ignored.
